The claim is being taken against Rightmove on behalf of thousands of UK estate agents.
Through the claim, Jeremy Newman alleges that Rightmove has charged its subscribers excessive and unfair prices to list properties on its online portal. The damages from this harmful practice are estimated to total around £1.5 billion.
On 1 April 2026, the claim was filed with the Competition Appeal Tribunal. A hearing to decide whether Mr Newman’s claim will be “certified” and can, therefore, proceed to trial as an opt-out class action is listed for 2 November 2026, with 3 November being held in reserve (if more time is required).


According to Rightmove itself, 80% of all consumer time on UK property portals is on its platform.
This dominance has allowed Rightmove to be one of the most profitable companies in the FTSE 100, reporting around 70% profit margin in 2024.
Put simply, Rightmove is taking unfair advantage of its dominant position in the online property portal market by charging its subscribers excessive and unfair fees for its services.
Jeremy is aware of the extent of discontent from Rightmove subscribers and is seeking to secure compensation for them.
The proposed class includes individuals, partnerships and companies based in the UK, who paid fees to Rightmove for its online property portal services at any time between 1 April 2020 to 1 April 2026.
